Condition Assessments are performed by a team of our associates who evaluate the project by visual inspection.
This inspection is performed for the purpose of determining the existence of any defects in its current physical condition. A professionals’ general opinion of the properties under consideration will be given and will specifically comment on any existing, or the potential of any major deficiencies, so as to advise the client of apparent or possible problems. This evaluation includes the review of any design documents, site surveys, geotechnical reports, seismic studies and contract documents if provided. Property inspections include review of the site areas to include walks, parking area, handicapped facilities, drives, pavement conditions, landscaping, irrigation, surface drainage and utility services. The building review includes, structural components and systems, appropriateness and durability of materials, construction methods, and workmanship of the building components in the Construction Specification Institute (CSI) format as they apply to:
- concrete, masonry, metals, carpentry
- thermal and moisture protection
- doors and windows
- finishes, specialties, equipment, furnishings special construction, conveying systems
- mechanical to include plumbing, HVAC, and fire protection electrical to include services/transformers, panels/capacities, materials distribution, lighting and fixture/ equipment.
